BTU is the rating that matters, and room size is only the starting point.

Ceiling height, glazing and orientation, roof insulation, occupancy and equipment all move the answer. West-facing glass is the single biggest local factor and can push a room up a full size.
Oversizing is not the safe option. A unit too large for the room cools fast, switches off, and never runs long enough to pull humidity out. The result is a cold clammy room, short cycling and a shorter compressor life. Ask any installer quoting a size what it is based on.

Refrigerant is not a consumable. A sealed system does not use gas up, so a unit that is genuinely low has a leak. Adding gas without finding it buys a season at most, and running undercharged is what kills compressors.

- The specification varies. Three quotes on the same room are often three different units at three different efficiency ratings. A cheaper quote on a smaller unit is not a cheaper quote.
- Inclusions vary more than rates. Pipe run allowance, core drilling, brackets, trunking, the electrical circuit and making good are sometimes in the price and sometimes added afterwards.
- Diagnosis varies on repairs. One technician prices a capacitor, another prices a compressor. On the same unit both can be defensible, and you should hear both.
- Warranty terms differ. The manufacturer's warranty on the equipment and the installer's warranty on the workmanship are two separate things, and the second is what covers a bad flare or a skipped vacuum.
Repair or Replace?
- Under about 6 years. Repair. Capacitors, sensors, fan motors and boards are normal wear items.
- 6 to 10 years. Judgement call. A cheap electrical repair is worth doing; a compressor or a control board on a tired unit usually is not.
- Over about 10 years, or any unit still running R22. Price the replacement first. R22 is phased out, the gas is scarce and expensive, and parts for that generation are often unobtainable.
- Repair cost over roughly half a new installed system. Replace, and get a fresh warranty with it.
Homes, Businesses and Industrial Sites
Domestic work is mostly wall-mounted splits priced per unit and usually done in a day. Commercial work is priced as a system: cassettes, ducted heads or VRF, multiple zones, after-hours access and a handover pack. Industrial and server room cooling is different again, specified from a measured heat load and usually with redundancy and monitoring built in. A 12000 BTU inverter split supplied and installed back-to-back commonly runs R11,000 to R17,500. A 9000 BTU unit for a bedroom starts lower, around R9,500, and an 18000 BTU unit for a living area typically runs R15,000 to R24,000. Those are indicative market ranges, not quotes.
What size aircon do I need for my room?
As a starting point: 9000 BTU for 12 to 18 m², 12000 BTU for 18 to 28 m², 18000 BTU for 28 to 45 m² and 24000 BTU for 45 to 65 m². Ceiling height, west-facing glass, roof insulation and how many people are in the room all move that, sometimes by a full size.
Is an inverter aircon worth the extra cost?
For daily use, yes. An inverter varies compressor speed instead of switching on and off at full power, which holds a steadier temperature and uses less electricity over long run times. For a guest room used a few times a year the payback is long enough that it hardly matters.
How often does an aircon need servicing?
Once a year before summer for a domestic unit used seasonally, twice a year if it runs most days, and quarterly for offices, shops and restaurants. Filters are separate and want rinsing monthly through summer.
Does an aircon need regassing regularly?
No. A sealed system does not consume refrigerant. If a unit needs gas every year or two it has a leak, and adding more gas without finding the leak just means paying for it again.
Why is my aircon not cooling?
The usual causes are restricted airflow from dirty filters or coils, low refrigerant from a leak, or a failed capacitor stopping the compressor. All three look the same at the vent, which is why pressures and current draw have to be measured before anything is replaced.
Should I repair or replace my aircon?
Under about six years, repair. Over about ten years, or on any unit still running R22, price a replacement before authorising a major repair. As a rule of thumb, if the repair comes to more than half the cost of a new installed system, replace.
Do I need approval to install an aircon in a flat?
In most sectional title schemes yes, because the outdoor unit and the pipework affect common property or the building's appearance. Check the conduct rules and get written consent from the trustees before ordering equipment.
How long does an aircon installation take?
A straightforward back-to-back split installation is generally half a day to a day. Long pipe runs, core drilling through concrete, a new electrical circuit or a condenser at height can take it to two days.
