Residential Air Conditioning Cape Town

Home Residential Air Conditioning

Residential air conditioning in Cape Town is mostly wall-mounted split units, chosen room by room. A few hot weeks in February drive most of the enquiries, and most of the regret comes from units picked on price rather than on the room they have to cool.

Sizing Beyond Floor Area

Square metres get you to a starting size. What moves it in Cape Town specifically:

  • West-facing glass. Late afternoon sun on unshaded glazing is the single biggest local load. It can move a room up a full size.
  • Uninsulated roof directly above. A top-floor or single-storey room under an uninsulated roof runs much hotter than its floor area suggests.
  • Ceiling height. Older homes with 3 m ceilings hold a third more air than a modern 2.4 m room.
  • Open-plan connections. A lounge open to a stairwell is not a closed room and cannot be sized as one.
  • Occupancy and equipment. People, screens, appliances and lighting all add heat.

Bigger is not safer. An oversized unit cools fast, shuts off, and never runs long enough to remove humidity. The room ends up cold and clammy, the compressor short cycles, and it wears out earlier.

Noise

Two sources. The indoor head, which matters in bedrooms, and the outdoor condenser, which matters to you and to your neighbours. Indoor units are commonly around 19 to 35 dB depending on fan speed; condensers sit around 45 to 55 dB. Do not mount a condenser on a boundary wall opposite a neighbour's bedroom window, and avoid mounting it on a lightweight wall that will transmit the vibration inside.

Running Cost

A 12000 BTU inverter typically draws roughly 700 W to 1.1 kW in steady running, less once the room is at temperature. At current Cape Town tariffs, an evening's use in a bedroom is small; running three units all day through a heatwave is not. An inverter, a sensible set point around 23 to 24 °C, and clean filters make more difference to the bill than brand choice does.

Indicative Cape Town ranges, not a quotation. Get the whole house quoted at once even if you install in phases. The per-unit rate on a multi-unit visit is materially lower than booking them one at a time.

Frequently Asked Questions

What size aircon do I need for a bedroom in Cape Town?

A standard 12 to 18 m² bedroom is usually 9000 BTU, and a larger main bedroom with more glass commonly needs 12000 BTU. West-facing glazing or an uninsulated roof above can push it up a size.

How much does it cost to air condition a whole house?

Four to five split units supplied and installed commonly comes to R45,000 to R85,000. A ducted system covering the same rooms usually starts higher, around R95,000, but hides all the equipment.

Is aircon expensive to run in Cape Town?

A 12000 BTU inverter draws roughly 700 W to 1.1 kW in steady running, less once the room is at temperature. Occasional evening use is modest; several units running all day through a heatwave is not.

Which is better for a house, split units or ducted?

Splits are cheaper, independent and easier to service. Ducted is invisible and distributes better but costs considerably more and needs ceiling void. Most Cape Town homes end up with splits for that reason.

Where should the outdoor unit go?

Somewhere with free airflow, a drain path and a short pipe run to the indoor unit, away from bedroom windows and boundary walls. Shade helps efficiency, but never enclose a condenser to hide it.
