What Size Aircon Do I Need?

BTU is the rating that matters. Room size sets the starting point and everything else moves it.

Room area alone is not a calculation. These move the answer, sometimes by a full size step:

  • Ceiling height. A 3.2 m ceiling is roughly a third more air than a 2.4 m one.
  • Glazing and sun. West-facing glass in Cape Town is the single biggest swing factor.
  • Insulation, roof type and whether there is a ceiling void above.
  • Occupants. Each person is roughly 100 W of heat sitting still.
  • Equipment. Servers, kitchen appliances and display lighting all add load.
  • How the room is used. A bedroom and a home office with two screens are not the same load.

Oversizing is not the safe option. A unit too large for the room cools fast, switches off, and never runs long enough to pull humidity out. You get a cold clammy room, short cycling and a shorter compressor life. Ask any installer quoting a size to say what it is based on.

How the Installation Works

  1. Positions agreed for the indoor head and the outdoor condenser, and the pipe route between them.
  2. Core hole drilled through the wall for the pipework, drain and interconnecting cable.
  3. Bracket fixed, indoor unit mounted, condenser set on brackets or a ground stand.
  4. Copper refrigerant lines run, flared and connected, drain line set to fall.
  5. System vacuumed to remove air and moisture, then released and pressure-tested.
  6. Electrical connection to a dedicated circuit with an accessible isolator.
  7. Commissioning: temperature split checked, drain tested, remote paired.

The vacuum step is the one that gets skipped on cheap installs. Moisture left in the lines turns acidic with the oil and kills compressors years later. It costs the installer half an hour and it is invisible on the day.

Back-to-Back and What Drives the Price Up

A back-to-back install puts the outdoor unit directly behind the indoor one, with a short pipe run through a single core hole. It is the cheapest installation there is, and the baseline every quote is priced against.

Domestic work is mostly single splits, priced per unit, usually done in a day. Commercial work is priced as a system: cassettes or ducted heads, multiple zones, after-hours access, ceiling coordination and often a handover pack. If you are quoting a business premises, say so upfront — it changes which contractors are appropriate and how the quote is structured.

Comparing Aircon Installation Quotes

  • Check the sizing is the same. A cheaper quote on a smaller unit is not a cheaper quote.
  • Check the pipe allowance. Most include up to 3 m. Beyond that it is charged, and it is the most common surprise.
  • Check who does the electrical work and whether a certificate is issued for it.

How long does an aircon installation take?

A straightforward back-to-back split installation is generally half a day to a day. Long pipe runs, core drilling through concrete, a new electrical circuit or a condenser at height can take it to two days.

Is it cheaper to buy the aircon myself?

Sometimes on the unit price, rarely overall. Installers buy at trade and many will not warrant the workmanship on equipment they did not supply. Get both quoted — supplied and fitted, and installation only — and compare the total.

Do I need a dedicated electrical circuit for an aircon?

For anything from about 12000 BTU upward it is the norm, and most installers will insist on it. Running an aircon off a general plug circuit works until the circuit is loaded, then it trips.

Can the outdoor unit go anywhere?

It needs airflow around it, somewhere to drain, a route for the pipework and a position where the noise and vibration are not against a bedroom wall or a neighbour's boundary. In a complex or apartment block there may also be rules about where it may be seen from.
